There are nice areas for inland San Diego that might meet your price, Santee and La Mesa. Possibly Rancho San Diego as well. El Cajon is a crime infested dump, went to high school there and still have buddies there. I grew up in a little town Alpine, about 15 miles farther down the 8 east. Beautiful area, fantastic schools, quiet and no crime... But you'll need $600k+
What is the job at UCSD? I'm finishing my last term at UCSB but took summer classes at UCSD while living with my (then) gf in La Jolla.

I live in the Eastlake / Otay Ranch area... the schools are actually rated very high. You have High Tech High and High Tech Middle schools which are up there with any school in the nation.
Now you might be able to get a 4Bed/3Bath for about 450-500 if youre lucky... but remember HOA and Mello Roos will add to your monthly as well. Houses in my development are 4-6 Bed and 3-4 Bath and range from 450-650k. Your price range will get you a very nice townhome in good areas of SD. |

450K single famiy is Clairemont, Mira Mesa, Poway, maaaaybe Scripps Ranch. 4S Ranch/Escondido may not be out of the question with this price, but its in BFE....
But you are probably looking at 1970-1980 built at this price range, so you gonna drop another 50 on remodeling.

Poway, Rancho Bernardo, Some parts of Escondido around Lake Hodges, are all nice areas with good schools. 450K would definitely be on the low end of the scale. All would allow you a decent commute time. Anything south of SD like Eastlake, Otay Mesa, etc. are way to far to commute to UCSD. Some areas of Vista and San Marcos are nice, but it's hit and miss with the schools. Ditto for Oceanside. Anything in Del Mar, La Jolla, Carmel Valley, Encinitas, Solana Beach, Rancho Santa Fe are going to be way out of your budget unless you downsize. Scripps Ranch might work, but I'm not sure about the schools.
Don't let the mello roos scare you off they generally aren't that expensive. Typically less than $100 a month. HOAs on the other hand can be really expensive depending on where you live, so watch out for those. Good luck with the move. San Diego is probably the nicest city in the US. I lived in Carlsbad for 10 years and loved every minute of it. |
