That's my point. Seriously, becoming a trend. I like outdoors work but the money and time trying to maintain a good lawn is absolutely preposterous. Much harder here maybe as all pesticides are banned.

A good lawn is not that expensive to maintain. A perfect lawn is.
If you drop pre-emergent early spring and some bi-weekly nitrogen in the fall your lawn will look better than 95% of lawns out there.

Right, i had about 4000 sq feet, to firstly see and fertalise and water that amount of lawn was just eye watering, again, weed killer is banned here and the dandylions just run RAMPANT if your lawn is not SUPER SUPER SUPER thick, any gap and they take root so fast it is scary. Clover blocks them out and needs about 1/100th the time and money to look after.

Painted my closet (it was flat white before). Builders painted the whole house flat white. The next step is probably removing all this crappy carpet the builders installed and putting in hardwood flooring on the second floor including bedrooms.

I'm refreshing our fireplace. Got the sheetrock back on and now I'm contemplating if I should go further and replace/lower the mantel and install tv above the fireplace.

What's yours guys thoughts? Do TVs belong above the mantel or keep the fireplace as its own focal point? Our fireplace is in our great room, not the formal living room.

I'd say if the TV works elsewhere I would leave it elsewhere. I think fireplaces look better without a TV above them and the TVs are too high when installed over a fireplace most of the time. But some rooms do not provide a better alternative location where the TV can be seen better so it really depends on the room.

I would gut and replace with newer slim fireplace and place tv above it. Old fireplaces tend to hog where a tv should go imho, and the TV ends up being way too high.

looks pretty dope! i like it! i would leave it as a fireplace as this is a focal point in the room. don't put the TV there. here's what mine looked like when we first moved in and i ended up sealing everything up and continued the moulding work to the ceiling to make the whole thing a focal point than just the mantel and below




now i'm thinking about replacing the tile with something different?

Personally, I'm not a fan of TV's above fire places when other options exist but it depends on the room layout and you use the room. Some people have no choice.

Did you run the plywood under the entirety of the trimmed area? Or just the the interior? Slicks nice!

My current projects are more pedestrian. Velcro'ing the unvelcro'd and trying out different finishes on walnut for some black pipe shelves I'm making. The latter is so damn iterative and I'm sure there are options I have left to try! Plus not all pieces finish/color the same. 4 finishes shown. The smaller board is more blond because of less heartwood. </crappy phone pix>

Roof, patio, driveway and sidewalk getting cleaned today. Trying soft wash for roof this time - no walking on roof. Hope it works better than guys walking on the roof, which always results in a roof leak during the Spring. Pics before cleaning.

Installing a new irrigation system then resodding only to turn it into a rental a few years later and watching it go back to what it is right now would have me only doing very basic work and improvement to make it look decent. I did a full pressure wash on my fence, patio, & sidewalks a couple of months back. Makes a world of difference on how the house looks. Night/Day difference.

What amazes me (as a realtor) is the amount of people who will put their homes up for sale, doesn't matter if it's $300k or $1.4mil, and don't clean up there exterior better.
Pressure washing is easy and takes a few hours (can rent the equipment or buy pretty cheap), and having your pavers on your driveway clean, will really help that house show that it's worth the price you're listing at.

So many people don't bother with that and man will it make a difference. I recommend to my clients to look into it.

Yeah we do the roof as infrequently as possible because it isn’t good for the life of the roof or gutters. I will definitely never have anyone walk on the roof to clean it again. The pavers and sidewalk don’t even need pressure cleaning very often if you just spray them down with chlorine every 6 mos. or so. One thing I hate about pressure cleaning is when they apply pressure between the pavers and dig out the sand between them, which then requires replenishing and leaves sand everywhere. Everyone that’s ever done it has left sand everywhere, some worse than others. I’ve gotten into the habit of moving everything off the patio / to the garage to avoid sand sprayed all over the patio furniture.

The other thing I like to keep up with that a lot of people neglect is the windows. We have a great window wash guy who does the exterior for only $110. We were getting it done 2x / year and I was using Windex outdoors with a water deionizer in between. Now I’m thinking for that price, just have him out 3-4x / year.

basement is finally complete guys! all that's left is to run tracks for the speaker wires which i'll probably do this Weekend! will be building my own soundproofing panels for the walls to help with reflections and probably a bass trap in the corner




doors and trim are all painted gloss white!

now my new project i'm currently working on is building a custom bookshelf in the office

framing it out




baseboards!


crown moulding installed



now onto the shelves!




finally got the top piece for the crown moulding done



shoe moulding installed for the baseboard


and now framing vertical boards with smaller 1.75" trim pieces



so tomorrow i should have the horizontal trim pieces installed on the shelves. i'll post pictures when that's done. after that all that's left is filling in all the nail holes, sand and paint!
