Possibly moving to San Diego area .. need help

Hey Guys,

Winter weather in Boston is driving me nuts so debating moving out west. San Diego or surrounding area.

Anyone know of county surrounding the San Diego area? Poway? Carlsbad? Del Mar? Don't really want south of San Diego ..

Some place that's a bit more affortable. Looking for 4br 2 bath for around $450K. I have kids so good public school system is a must.

Work might be in UC San Diego. Driving to UC san diego under an hour is doable.

Anyone live around the area have any recommendation?

I live in Poway. One of this best school districts in the area. Check out sdlookup.com. It has all the houses on the market in SD area.

4br 2 bath for around $450K...You can eliminate Carlsbad and Del Mar.

Maybe north of Carlsbad in Oceanside or you might need to head 10-20 miles east of the ocean.

UCSD is in La Jolla area. Are you willing to purchase a townhouse or are you more interested in single family?

Poway school district is good. Check our Rancho Penesquitos too.

I have family in Boston and live here in San Diego. Boston is a great city but the weather is definitely no where as nice

I moved to San Diego for a year after living in boston for 5 years. I don't think I will love any city more than Boston, but SD was very beautiful. If you get an affordable place in Del Mar you would love it! Also check out Carmel Valley, Goodluck.

That's the beauty of it man! Not many other places get the full 4 seasons like we do.

Del mar/Carmel valley might be too expensive. Give it a shot though I'm sure you could find something close to your budget but expect town home. Also you can't beat schools in this area plus you are very close to UCSD(5 minutes or so depending on where your home is and location of freeway)

huh? Most of the country does.

To the OP. I dont know housing prices in SD. My sister lives there so I go down from LA often. If I could live anywhere in the US it would be there. SD, to me, is perfect.

I live in La Jolla, you will love San Diego and working at UCSD is great, I have many friends who work there. Like others have said, you need to look inland a little bit, I would check San Marcos, Rancho Penasquitos, and surrounding areas. I know it's a little south of where you want to be but maybe Eastlake would be good too and it's very nice.

I live in the UTC area which is right next to UCSD. There's no way to find a 4 bed single family home for $450k in any of the surrounding areas. I think you're best bet would be north county(vista, San Marcos, Oceanside). Just expect a 45-60min commute to UCSD. San Diego is a great place to live though.

I used to live in La Jolla when I went to UCSD about 10 years ago. Now I live on the border of Oceanside and Carlsbad. I technically live in oceanside which means my house costs less but still get to enjoy the great area.

I lived in Oceanside and I bought my first car ever in Carlsbad.

La Jolla was really nice but you're gonna pay for it - Encinitas too.

if I had to chose and I could afford it, i'd go to either La Jolla or Encinitas.

don't be afraid to ask about cities tha are more inland like San Marcos, Escondido, El Cajon, La Mesa, etc....

Are the town you guys recommended further away have good school system? I know area close to SD is very expensive and great public school. I am not sure about the school system in these recommended area. Closer to uc San Diego would be ideal but if I can't afford it, I can't afford it. I do not mind driving around 45 minutes to an hour. That's my commute to work now.

If you're looking for a good school district then Poway, not just the best in San Diego county but one of the best in the country.

I live in Rancho Bernardo which falls under Poway School District...nice, quiet, close to everything. Look into 4S ranch, newer neighborhood but you might have to up that $450k just a little.

I saw a quite a few places with "mello ros" taxes. Should I avoid area that have this tax? Or should I look into them since they offer better school or community?

I wouldn't eliminate any properties just because they have a mello roos. In fact, both places I've lived in San Diego have mello roos. I think you need to analyze the cost to own. For instance a property in San Elijo Hills 4bedroom will probably run you about $600+K but a 4 bedroom in Carmel Valley will be more than $800K. San Elijo has higher mello roos but the cost is still cheaper.

You might want to come and rent for half a yr/yr and discover which neighborhoods you like.

For your price range, you might not be able to get a single family house in the tier 1 school districts: San Dieguito School District, Poway, La Jolla

Have you checked out the SDlookup website supahdave recommended? You might be able to find some condos in those areas for $450K. The school district in San Marcos is pretty good and the elementary/middle in San Elijo Hills (92078) have high ratings.

Im a SoCal native and now living in my 2nd year in Boston..ive spent a lot of time in SD and its great. Its an unbelievable area.

Boston in all its glory and "New England Charm" can not even compare with SD IMHO.... I have a friend who just moved to Caramel Valley near Rancho Penasquitos and he loves it. He too works in La Jolla....

From what I understand CV and RPS are very comfortable and reasonably affordable. I agree...stay North of downtown SD but it sounds like your're going to be working in La Jolla / UCSD area so somewhere north of the 8 makes sense.

my buddy who lives in Caramel Valley says his commute to La Jolla is 15-20 min each way and his hours are 730-430 +\-

Yes I would love to be able to live in CV but it's definitely out of my price range. I will still look into it but I am not keeping my hope up. I think I have to consider some of the areas that was recommended to me here, like Carlsbad or San Marcos or other around those two area where it's within my price range. Even if I push my budget to $550K it's still nothing for my in CV for a single house with 4br 2bth.

a 3bedroom/3 bath home in CV will be about $800K.

I have a client that just purchased in Rancho Penasquitos. 3bedroom for $550K. If you are willing to do a 3bedroom, that's an option.
